Thank you for choosing Cleaning Booker for your home cleaning needs. Please review the terms below, which govern your use of our service. By booking a cleaning through Cleaning Booker, you agree to these Terms.

1. About Cleaning Booker
Cleaning Booker is a referral agency that matches customers with independent contractor cleaners operating in San Francisco and the greater Bay Area of California. Cleaners performing services under bookings arranged through Cleaning Booker are independent contractors, not employees of Cleaning Booker. Cleaning Booker facilitates booking, payment processing, scheduling coordination, and customer support; the cleaning services themselves are performed by independent contractors who set their own methods and use their own supplies and equipment.
2. Payment Method Requirements
All payment processing is handled securely through Stripe, our payment partner. We accept major credit and debit cards. Cleaning Booker does not see or store your full card number — your payment information is held by Stripe. Your selected payment method will be charged after each completed service, and a receipt will be emailed to the address on file.
A valid, active payment method must remain on your account at all times. Failure to maintain a valid payment method may result in cancellation of scheduled or recurring service.
3. Pre-Authorization
Up to 24 hours prior to a scheduled appointment, a temporary authorization hold may be placed on your payment method equal to the expected service amount to verify available funds. This is a temporary hold, not a charge. If authorization fails, we may need to cancel or reschedule the appointment and will notify you by text, call, or email.
4. Cancellation & Reschedule Policy
We understand plans change. To protect the income of the independent cleaners assigned to your booking — who reserve that time slot and often cannot replace it on short notice — the following applies to standard cancellations and reschedules:
- More than 48 hours notice: no fee.
- Less than 48 hours notice: $50 fee.
- Less than 24 hours notice: 50% of the booking total.
- Same-day cancellation or reschedule: 100% of the booking total.
To avoid these fees, please notify us as early as possible if changes are needed.
5. Intro Deep Clean Special (50% Off)
Our 50% off intro deep clean is offered as part of a bundled package: one discounted deep clean plus a commitment to three (3) routine recurring cleanings at the agreed routine rate. The discount is earned over the course of those three cleans.
If service is cancelled before the third routine cleaning is completed, the remaining balance of the full (undiscounted) deep clean price becomes payable. For example, if the discounted deep clean was $200 (a 50% discount from $400) and service is cancelled before the third routine clean, the remaining $200 difference will be charged to the payment method on file.
This applies only to cancellations of the bundle by the client. If Cleaning Booker is unable to fulfill the recurring cleans for reasons within our control, no balance is owed.
6. Cleaner Assignment
Cleaning Booker reserves the right to assign and reassign independent contractor cleaners to appointments as scheduling requires. This applies to both one-time and recurring bookings. Where reasonably possible, we will give advance notice when the assigned cleaner changes.
7. Service Concerns & Satisfaction Guarantee
We stand behind the work performed through our service. If something does not meet your expectations:
- Contact us within 24 hours of service completion at hello@cleaningbooker.com or (415) 496-5303.
- Where possible, please include photos of the areas in question — this helps us address the issue quickly. Photos are encouraged but not strictly required.
- We will arrange for the assigned cleaner (or another contractor) to return and address the specific areas raised.
Concerns raised more than 24 hours after service completion fall outside our warranty window and may not be eligible for re-cleaning. We are not responsible for items damaged due to pre-existing wear, improper installation, or improper prior use.
8. Service Refusal & Termination
Cleaning Booker may decline or terminate service at our discretion, including (but not limited to) cases involving: safety concerns, weapons on the premises, hoarding-level clutter, disconnected utilities, biohazards, pest infestations, or conditions otherwise deemed unreasonable. For health and safety reasons, we do not clean: fragile blinds, biohazards (bodily fluids, drug paraphernalia, pet waste), pest-infested areas, mold remediation situations, exterior windows, post-construction debris, or any area requiring access by ladder beyond a 3-step ladder.
Cleaners may leave a job site if conditions are unsafe or extremely unsanitary. Bookings deemed unreasonable on arrival may be refused on-site and applicable cancellation fees will apply.
Either party may terminate the service relationship at any time. If Cleaning Booker terminates service and you have prepaid for cleanings that have not yet been performed, those prepaid amounts will be refunded.
9. Pre-Service Preparation
Pricing assumes that cleaners can focus their time on cleaning rather than organizing. Please tidy personal items in advance so surfaces — floors, counters, tables — are accessible. Cleaning Booker cleaners do not move furniture or large appliances; if you would like areas behind or beneath them cleaned, please relocate them before the appointment.
10. Customer-Supplied Equipment
If you ask the cleaner to use your personal vacuum or other equipment, Cleaning Booker and the assigned contractor assume no liability for equipment damage and are not responsible for repair or maintenance. If your equipment is non-functional on arrival, the related tasks (e.g., vacuuming) may not be completed.
11. Safety Limitations
For the safety of our contractors, cleaners do not use ladders taller than a 3-step ladder and do not move heavy furniture or appliances. If you need cleaning behind a refrigerator, oven, sofa, or similar, please move it before the appointment.
12. Non-Solicitation of Cleaners
The independent contractor cleaners assigned through Cleaning Booker are sourced, vetted, scheduled, and supported at significant cost to the company. To protect this investment, clients agree not to directly hire, engage, contract, or solicit any cleaner introduced through Cleaning Booker — outside of the Cleaning Booker platform — during the service relationship and for twelve (12) months after the last booking.
If a client breaches this provision, the client agrees to pay Cleaning Booker, as liquidated damages and not as a penalty, an amount equal to the cleaner's average monthly billing through Cleaning Booker over the prior six months, multiplied by twelve (12). The parties agree that actual damages from such a breach (loss of an active service relationship, replacement sourcing costs, lost referral revenue) would be difficult to calculate precisely, and that this amount is a reasonable pre-estimate of those damages. Cleaning Booker also reserves the right to immediately terminate service in such cases without further refund obligation, and to pursue any other remedies available under law.
13. Service Modifications
Changes to a scheduled service — added rooms, additional tasks, scope changes — must be confirmed with the Cleaning Booker office in advance, ideally before 5 PM the day before the appointment. On-site cleaners are not authorized to add services or change pricing; all such changes must be coordinated through the office.
14. Hourly Services
For hourly bookings, the cleaner will work on requested tasks within the time purchased. Hourly services are billed by time, not by task completion, and we cannot guarantee that all requested tasks will be finished within the purchased window. The satisfaction guarantee in Section 7 does not apply to hourly services; if more time is needed, additional time can be purchased with your approval.
15. Fixed-Rate Pricing & Condition Surcharge
Fixed rates are estimated based on bedroom count, bathroom count, and square footage, assuming a home in reasonable condition. If, on arrival, the home is in materially worse condition than typical for the booked service type, a condition surcharge may apply. Any surcharge will be communicated to you and require your approval before being charged. If you do not approve additional time or a surcharge, the cleaner will prioritize the highest-value areas within the originally booked time.
16. Additional Time Authorization
If additional time is needed to complete the job, we will attempt to reach you at the phone number(s) on file, then by email. If we cannot reach you before the originally allocated time expires, the cleaner will conclude work and proceed to the next appointment. Additional time can be scheduled as a separate appointment.
17. Arrival Windows
If you plan to be home during the cleaning, please note that we provide approximate 2-hour arrival windows: 8 AM – 10 AM, 10 AM – 12 PM, 12 PM – 2 PM, and 2 PM – 4 PM. Cancellations, weather, traffic, and access issues can affect timing. If we are running late, we will contact you promptly with an updated estimate.
18. Holiday Schedule
Cleaning Booker does not perform services on the following holidays. If your scheduled day falls on one, we will reach out to reschedule:
- Independence Day
- Thanksgiving
- Christmas Eve
- Christmas Day
- New Year's Eve
- New Year's Day
19. Service Scope
Cleaning Booker does not provide: wet cleaning of light bulbs, floor resurfacing or refinishing, upholstery cleaning, biohazard remediation, large furniture moving, or extensive trash hauling. A general checklist of what is included is available on our cleaning checklist.
All surfaces (wood, stone, marble, etc.) are assumed to be properly sealed and finished such that they will not be damaged by standard cleaning products. If you require specific products to be used (or avoided), please let us know in advance — in some cases you may need to provide the product.
20. Limitation of Liability
To the maximum extent permitted by law, the total aggregate liability of Cleaning Booker to any client for any claim arising out of or related to the services — whether based in contract, tort, negligence, strict liability, or any other legal theory — shall not exceed the total amount paid by the client to Cleaning Booker for services rendered in the twelve (12) months immediately preceding the event giving rise to the claim, or $1,000, whichever is greater.
In no event shall Cleaning Booker be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, including but not limited to loss of profits, loss of use, or loss of data, even if advised of the possibility of such damages. Nothing in this section limits liability that cannot be limited under applicable law (for example, liability for gross negligence, willful misconduct, or fraud).
21. Disclaimer of Warranties
Except as expressly set out in Section 7 (Satisfaction Guarantee), services are provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, or non-infringement. Use of the service is at your own risk.
22. Dispute Resolution — Arbitration & Class Action Waiver
Please read this section carefully. It affects how disputes are resolved.
Any dispute, claim, or controversy arising out of or relating to these Terms or the services — except for small claims court matters within the jurisdictional limit of such court, and except for claims for injunctive relief related to intellectual property or the non-solicitation provision in Section 12 — shall be resolved by binding individual arbitration administered by JAMS under its Streamlined Arbitration Rules, before a single arbitrator, in San Francisco County, California, or by remote/video proceedings where permitted.
You and Cleaning Booker each waive any right to participate as a plaintiff or class member in any purported class, collective, consolidated, or representative action. Claims must be brought in an individual capacity only. The arbitrator may not consolidate more than one person's claims and may not preside over any form of representative or class proceeding.
If this class action waiver is found unenforceable as to a particular claim, that claim (and only that claim) shall be severed and proceed in court; the remainder of this arbitration provision remains in effect.
23. Governing Law & Venue
These Terms are governed by the laws of the State of California, without regard to its conflict of laws principles. Subject to the arbitration provision above, the exclusive venue for any judicial proceeding shall be the state and federal courts located in San Francisco County, California, and both parties consent to personal jurisdiction in those courts.
24. Modifications to These Terms
Cleaning Booker may update these Terms from time to time. For material changes, we will provide at least 30 days notice where reasonably practicable, by email to the address on file and/or by notice through the Cleaning Booker website. Continued use of the service after the effective date of revised Terms constitutes acceptance of the revised Terms. If you do not agree to revised Terms, please discontinue use of the service before the effective date.
25. Severability & Entire Agreement
If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in full force and effect. These Terms, together with the booking confirmation issued for each appointment, constitute the entire agreement between the client and Cleaning Booker regarding the services.
